Mold Inspections

Because mold has always been a part of our outdoor environment, HMS, Inc. takes a practical approach to inspecting for mold.  While there is no doubt that some individuals are highly sensitive to certain types of mold, and that we all prefer an indoor environment without mold, mold is most often more of a nuisance than a health risk. HMS, Inc.'s goal is to help building owners identify the cause and extent of mold growth so that appropriate steps may be taken to remediate the mold and rehabilitate the space. This can usually be accomplished by visual inspection and relatively non-invasive and non-destructive investigation, followed by analysis and evaluation of information gathered and a report written in straightforward and easy-to-understand terms.

Mold Testing

Depending upon the information a client is trying to find, HMS, Inc.'s trained and experienced technicians will collect bulk, tape lift or air samples to identify mold in interior spaces.  Bulk samples can be used to identify fungal species of observed mold growth or to determine whether "staining" is mold growth or simply staining. Air samples can be used to evaluate indoor mold spore levels as compared to outdoor mold spore levels; however, it is important to realize that air samples provide a "snapshot" in time, and is not necessarily accurately representative of an ongoing condition. 

Project Design

After an investigation has been performed and the extent of mold contamination has been determined, HMS, Inc. will develop a work plan for use by a contractor for remediation. The instructions for removal and/or cleaning help ensure that the owner can collect competitive bids and that the contractor is fully aware of his responsibilities in performing the work.

Mold Clearance Testing

Many insurers or building owners are concerned about the safety of a mold remediation area once work has been completed, and HMS, Inc. will help provide the peace-of-mind and assurance by collecting air samples after the job is finished. Our trained technicians use accepted sampling practices and protocols to collect air samples, and then evaluate the results to determine whether mold levels are within expected ranges.
